MARKET EAST DISTRICT

REINVENTING DOWNTOWN INDIANAPOLIS

Located on the east side of downtown Indianapolis, this ambitious development encompassed four separate transactions totaling over $200 million. Our team represented both public and private partners for the transactions using a variety of different public incentives including tax increment financing. The projects included two mixed-use, multi-family developments that transformed the downtown Indy landscape, a multi-national corporation division headquarters complex, a Whole Foods grocer, and parking garages to support residents, business tenants and visitors to the newly established Market East cultural district

CARMEL CITY CENTER AND PERFORMING ARTS CENTER

CREATING AN IDENTITY

The City of Carmel’s ambitious redevelopment efforts have been largely centered around the City Center and Performing Arts Center. Those areas boast numerous public-private projects, including the Palladium, the Carmel Energy Center, the Booth-Tarkington Civic Theater and James Building, the Hotel Carmichael, and mixed-use projects such as the Nash, Baldwin, Chambers, Holland, and Playfair, among many others. The City Center is home to Carter’s Green, which hosts Carmel’s award-winning Christkindlmarkt and the Carmel Farmer’s Market.

To date, the City Center and Performing Arts Center represent hundreds of millions of dollars in total investment and have been financed using a variety of structures, including installment purchase contracts, grant agreements, certificates of participation (COPs), traditional construction loans, developer backed bonds, and municipally backed bonds. Our firm has structured these projects on behalf of the Carmel Redevelopment Commission to provide sufficient funding, flexibility, and risk mitigation to allow the City to pursue additional developments in Midtown, around City Hall, and in the Arts & Design District.

THE PALLADIUM & BROWN COUNTY MUSIC VENUES

GETTING GREAT REVIEWS

The Palladium in Carmel, Indiana, and the Brown County Music Center in Nashville, Indiana, are two extremely popular live performance venues funded by their respective municipalities. The municipalities were both challenged to fund or complete funding of the construction of their projects due to limitations on their ability to issue traditional municipal financing.

To ensure that the venues were constructed and completed, we structured the procurement by funding portions of each project via installment payments. This procurement method allowed each municipality to proceed with completion of its project without further delay or a tax increase. Both the Palladium and Brown County Music Center provide their communities with vital cultural attractions, driving tourism and providing residents of each region with a first-class lifestyle amenity.

UPS FACILITY AT PLAINFIELD LOGISTICS CENTER

SIGNED, SEALED & DELIVERED

The coordination and intricacies involved in building a massive distribution center are formidable, especially when it needs to be done in time for the critical holiday shopping -- and shipping -- season. Our client, Ambrose Property Group, faced just such a challenge when they took on the development of an 892,000 square foot bulk distribution center in Plainfield, Indiana for the United Parcel Service. Ambrose relied on our team for quick turnaround of the project’s assemblage, unique lease/purchase structure, construction, and financing transactions to help them meet the demanding schedule required for this complex undertaking. The final result was completion of the project, on-time and ready for holiday deliveries!

RIVER NORTH I & II AT KEYSTONE

KEY TO THE CITY

When Indianapolis-based PK Partners collaborated with the Gene B. Glick Company to realize a vision for part of the city’s premier retail district, getting every detail right was essential. We worked closely with PK to structure their joint venture with Glick, and on the permanent financing for River North I at Keystone at the Crossing. This hugely successful mixed-use development overlooking the River Crossing lake includes a mullti-story office building and a 198-unit luxury apartment complex.

DUKE REALTY CORPORATION HEADQUARTERS

THE PERFECT LOCATION

PK Partners had a unique opportunity to team up with Duke Realty Corporation when that firm chose the upscale Keystone at the Crossing district as the site of their new headquarters. We represented PK Partners in the joint venture with Duke and on the permanent financing for this project. The joint venture removed the existing building on the site and constructed a new, 78,000-square-foot, build-to-suit office building that serves as Duke’s headquarters.

1933 LOUNGE/HC TAVERN + KITCHEN - FISHERS

A LEGEND GROWS

Huse Culinary Group, management company of several area restaurants including downtown’s revered St. Elmo Steak House, turned to our team for representation when opening two new area restaurants at The Yard in Fishers. We assisted Huse Culinary in structuring the lease for the upscale 1933 Lounge, a 5,000 square foot restaurant/lounge including a private dining room and outdoor patio seating. Simultaneously, our team also represented the client in the purchase of the outlot for HC Tavern + Kitchen, named for its location in Hamilton County. With Colts football icon Peyton Manning as one of its owners, this eatery is another distinct addition to The Yard. Together, the two restaurants have contributed to Fishers becoming a “culinary destination” serving central Indiana and visitors to the growing number of area attractions.
